How we review projects
Location & connectivity
Established Taman Desa between Mid Valley and Bangsar, with international schools within 700 m for a short school run. Mid Valley Megamall is 5.2 km away and the nearest station is a short drive. It is an address for families who drive.
3.5Layouts
Four homes per floor, every one a corner, with side-by-side living and dining up to 27.5 ft wide and bathrooms planned for older parents.
5Facilities
A heated saltwater pool, a gym, a function hall and a playground are shared by just 217 homes and stay uncrowded.
4Developer
Avaland, part of Ayala Land, completed Aetas Damansara in June 2025. That is proven delivery and finishing.
4.5Price for the location
From RM2.4mil for a freehold home of 2,400 sq ft or more in Taman Desa, in line with the market for homes of this size so close to Mid Valley.
4.5Liveability
Only 55 homes an acre, private lift lobbies and a quiet, mature neighbourhood make it feel like a landed street, high up.
5Investment potential
This is a home to live in first. It is freehold, in short supply at this size, and backed by Aetas Damansara, whose homes have resold 22% to 34% higher.
