Malaysia PrimeProperty

How we review projects

Every project on Malaysia Prime Property is reviewed against the same seven criteria, so you can compare one launch with another on equal terms. Each review gives a star rating for every criterion, a written reason for each rating, and two overall ratings, one for own stay and one for investment.

The seven criteria

Location & connectivity

How easily you reach work, rail, malls and daily needs from the building: walking distance to MRT, LRT and monorail stations, covered links, and the main roads around the site.

Layouts

The range and practicality of the published layouts: sizes, bedroom and bathroom mix, dual-key and family options, and how usable each plan is for its size.

Facilities

What residents actually get: pools, gym, lounges, children’s areas and co-working space, where they sit in the building and how they compare with other new launches nearby.

Developer

The developer’s track record on completed projects in the city, the scale of the development and its stated completion date.

Price for the location

How the starting price sits against the market for a comparable address, and what the price buys in location, specification and facilities.

Liveability

Day-to-day life in and around the building: shops, food, parks, schools and hospitals nearby, and the trade-offs of the location, such as traffic or noise.

Investment potential

The factors that support demand from future buyers and tenants: transport, nearby employers, layout mix and the scarcity of the address. We do not publish rental yields without a named source.

How the ratings work

Each criterion is rated out of 5 in half steps, against a written rule. A 5 has to be earned. For location it means a station within 200 m or connected to the building, and a major mall at the door. A 4 means the project is in line with comparable new launches on that point.

Every project then gets two overall ratings. The own-stay rating is built from liveability (35%), layouts (30%), location (15%), then price for the location and the developer (10% each). The investment rating is built from investment potential (35%), price for the location (30%), location (25%) and the developer (10%). A home can rate high to live in and lower as an investment, or the other way round.

What we check

Prices, sizes, layouts, facilities, completion dates and distances are checked against the project’s published details and our own research. Starting prices are updated whenever they are re-confirmed, and each page shows when prices were last updated.

What we never publish

We do not publish rental yields or returns without a named source, or per-unit availability. Renderings are artist’s impressions and floor plans are for illustration only.

Updates and corrections

Reviews are updated when a project’s prices, specifications or completion date change. If you spot something that is out of date, message us on WhatsApp and we will check and correct it.
