Which new launches can foreigners buy in Malaysia?

We have reviewed 21 new launches open to foreign buyers: 11 in KL City Centre, 4 in Bangsar & Bangsar South, 2 in Bukit Jalil, 2 in Damansara Heights, 1 in Taman Desa and 1 in Petaling Jaya. At CloutHaus Residences, The Conlay, Pavilion Square, Golden Crown Residence, Phoeniz Suites, SO/ Kuala Lumpur Residences, Jewel by Oxley KLCC, Imperial Residences, Aetas Taman Desa and Zenia Parkhomes, every home is above the minimum price for foreigners. At the others, the homes priced from the minimum are open to you, and we can send the floors at that price.

What is the minimum price for foreigners in Kuala Lumpur and Selangor?

In Kuala Lumpur the minimum purchase price for a foreign buyer is generally RM1mil. In Selangor it is generally RM2mil. Each purchase also needs the state’s approval before the title is transferred, so confirm the current rule with your lawyer before you book.

Do foreigners need MM2H to buy property in Malaysia?

No. A foreign buyer can buy in their own name without an MM2H visa. MM2H is a residence programme, and its own property rules apply only if you join it.

How much stamp duty does a foreign buyer pay?

From 1 January 2026, a foreign buyer pays a flat 8% stamp duty on the transfer of a home, against a 1–4% scale for Malaysians. On a RM1.2mil home that is RM96,000, usually paid when the title is transferred, not on the day you book.

Can foreigners get a home loan in Malaysia?

Yes. Malaysian banks usually lend foreign buyers 60–80% of the price, so plan for a larger cash payment than a local buyer makes.

Can foreigners buy freehold property in Malaysia?

Yes, under the same minimum price and approval rules. 10 of the projects on this page are freehold, letting you keep the home for life and pass it to your children. See them on the freehold shortlist.

Can I view the showrooms?

Yes. Connect with us on WhatsApp and we arrange a private viewing at a time that suits you.
