Best area to buy a new launch in KL: KLCC, Bangsar, Damansara Heights, Bukit Jalil or Taman Desa?

Malaysia Prime Property · Updated November 2026 · Where and what should I buy?

The best area to buy in Kuala Lumpur is the one that fits how you will use the home. We have reviewed 21 new launches in five areas, from RM447,400 to RM5.429mil.

  1. KL City Centre, from RM688,000: for an address that holds its prestige, beside the Twin Towers, Bukit Bintang or TRX, and the most choice for foreign buyers. 3 projects here are completed, so you can see the finished home before you buy. Our pick: Times Square 2.
  2. Bangsar and Bangsar South, from RM626,000: for a home to rent out or to live near work, with four office hubs around it and the LRT one or two stops from KL Sentral. Our pick: Parkside Residences.
  3. Damansara Heights, from RM754,000: for a freehold home in a quiet hillside neighbourhood of bungalows, with the MRT station connected to the building. Our pick: Imperial Residences.
  4. Bukit Jalil, from RM447,400: for families and first homes, around a golf course, an 80-acre park and Pavilion Bukit Jalil, at the lowest prices of the five. Our pick: OAKA Residences.
  5. Taman Desa, from RM2.4mil: for a family that wants a big freehold home, with four international schools within about 1 km and Mid Valley about 5 km away. Our pick: Aetas Taman Desa.

Which area of Kuala Lumpur suits how you will use the home?

Start with the use, then the area picks itself.

  1. An address that holds its prestige: KL City Centre or Damansara Heights. The Conlay, SO/ Kuala Lumpur Residences and Jewel by Oxley KLCC are completed, so you can walk the finished home. In Damansara Heights, Imperial Residences starts from RM5.429mil with a private lift lobby, beside Pavilion Damansara Heights mall and offices.
  2. A home to rent out: Bangsar. Parkside Residences is 400 m from Bangsar LRT, one stop from KL Sentral, and Khaya Residences is a 10-minute walk from Abdullah Hukum LRT, beside KL Eco City and Mid Valley. Laurel Residence in Bangsar South is completed, so you can let it out from the day you collect the keys.

Why buy in these Kuala Lumpur areas now?

Each area has a reason to buy that is already in place today, not a promise.

  1. KL City Centre: you can see what you buy. 3 projects are completed and 6 have a show unit, and 7 start above the RM1mil foreign buyer minimum, so every unit in those is open to foreign buyers. The 118 Mall has opened beside Merdeka 118: see what it means for homes nearby.
  2. Bangsar: the tenants are already here. An estimated 68,000 people work in Bangsar South alone, with KL Sentral, KL Eco City and Mid Valley around it, and new launches start from RM626,000.
  3. Damansara Heights: a new home where few are built. It is a neighbourhood of bungalows where families stay for generations, and both new launches are freehold and connected to the MRT. Pavilion Group, which built Pavilion Kuala Lumpur, is the developer, and you pay in stages as the building goes up.
  4. Bukit Jalil: jobs are moving in. MRANTI Park has about 30,000 knowledge workers today and KL Wellness City’s new hospital is expected to bring over 3,000 jobs, with homes from RM447,400.
  5. Taman Desa: space that is hard to find this close to town. Aetas Taman Desa is a freehold block of 217 homes, with four international schools within about 1 km.
