How do you check a developer before you buy?
Four checks, in the order that tells you most.
- Visit something it finished: walk the lobby, the corridors and the facilities of a completed building by the same developer. The finishing you see is the best guide to the finishing you will get.
- See who stands behind it: a listed developer publishes its accounts, and a joint-venture partner such as Mitsui Fudosan or CPP Investments has checked the project before putting money in.
- Know what the law gives you: under the Housing Development (Control and Licensing) Act 1966 a developer needs a licence, you pay in stages as the building goes up under the standard sale agreement (Schedule G for landed homes, Schedule H for condos), and the developer repairs defects for 24 months after you get the keys.
- See the project itself: the show unit and the site tell you how far it has come. Ask us for the latest progress.
